Am I required to accept Section 8 tenants?
You are not obligated to accept Section 8 tenants unless required by local or state law. We recommend reviewing the regulations specific to your area. -
Are you a licensed property management company?
Yes, we are fully licensed by the Tennessee Real Estate Commission and adhere to all industry regulations, ensuring professional and compliant service. In addition we are a member of NARPM,NAR and are affiliated Intellicraft Corporation Investigative Agency, we carry errors and omissions. -
Can I reach someone after hours?
Absolutely. We offer an emergency contact for urgent issues. Routine inquiries are handled during normal business hours. -
Do you offer direct deposit?
Yes, we provide convenient direct deposit for owner disbursements to ensure fast, reliable payments. -
Do I get to review or sign the lease?
Owners are welcome to review lease agreements before they are executed. We handle the signing process on your behalf unless otherwise specified. We keep a firewall between you and the tenant, this prevents -“misunderstandings”. -
Do you offer real estate sales services too?
Yes, if you're considering buying or selling a property, our team can assist you. We’re happy to discuss available services tailored to your goals and most likely deliver to you a better outcome vs hiring a social media “sign twirler”. -
When and how do I receive rental income?
Rents are due on the 1st, Late on the 6th, all funds must be cleared by the 10th for review and then processing. Owner payments are remitted via EFT between the 10th and 12th of the month, if the 10th is on a Friday, then remittance will post to your bank by the 12th. -
How is rent collected?
Tenants can pay rent online or through other approved methods. We manage the collection process and address late payments according to the lease terms. We do not accept cash, ever under any circumstance and that is in every lease. -
What lease terms do you offer?
Standard leases are typically 12 months, but we can customize lease lengths based on market conditions and your preferences. -
How much is the security deposit?
Security deposits are set based on market standards and legal requirements, and may vary depending on rent amount and applicant qualifications. -
How quickly can you begin managing my property?
We can get started as soon as management agreements are signed and we have a set of keys. Busy professionals hire us, hand us the keys and get on a plane or in a moving truck and head to their next home city. -
What types of properties do you manage?
We manage single-family homes, and commercial real estate properties. -
How often will I receive reports?
Owners can see real time financial statements that include rent, expenses, and maintenance updates. Custom reports are available upon request if needed by your accountant. -
Who holds the tenant’s security deposit?
Security deposits are held in a dedicated trust account as in accordance with Tennessee Law and is non negotiable under any circumstance.
